    We’re proudly based right here in Saugatuck, and we keep things personal (no robots, no distant call centers, and definitely no one answering the phone from three time zones away). Just real people who live, work, and play along Michigan’s Art Coast.

    With backgrounds in hospitality, property management, marketing, and interior design, we bring serious skills to the table and we use them to make your property shine. We handpick the homes we manage, focusing on quality over quantity, so every guest experience is top-notch.

    Plus, we love our community and make sure to give back whenever we can. When you team up with us, you're not just listing a vacation rental, you're becoming part of something local, thoughtful, and kind of fabulous.

  • In short? Pretty much everything. We’re a full-service vacation property management company, which means we handle all the things - guest communication, turnovers, maintenance, marketing, trash removal, inventory stocking… you name it, we’ve got it covered.

    In 2025, we kicked things up a notch and launched our very own Art Coast Landscaping & Maintenance division. Now, we take care of all groundskeeping and even hot tub maintenance in-house. (Yes, we know our way around a filter and a pair of garden shears.)

    Why do we do so much ourselves? Simple: it helps us keep quality high, costs reasonable, and response times lightning-fast. Plus, having our own team on the ground means we always know when a home is booked and how to keep it guest-ready at all times.

    Because at the end of the day, our goal is to make things seamless for our homeowners and unforgettable for our guests.

  • It all starts with a hello! Once you reach out, our team will walk you through everything we offer and set up a time to visit your property. We’ll make sure it’s a good fit for our curated portfolio and chat about your personalized management fee.

    If you’re ready to roll, we’ll send over our management agreement for signature. From there, we’ll need access to the home to make sure all permits are in place, everything’s in working order, and the space is sparkling clean. (Yes, we do a deep clean to start things off right.)

    We’ll also gather all the info we need to build a beautiful, accurate listing that gets attention. Once everything’s guest-ready, you can sit back and relax - we take it from there!

  • At Art Coast, we keep it simple: we charge a percentage of total bookings—so if you’re not making money, neither are we. No hidden fees, no surprise charges, and absolutely no nickel-and-diming.

    Your management fee is personalized for your home, based on things like amenities, number of bedrooms, location, and a few other factors. We believe in fair, transparent pricing that reflects the unique value of your property.

    Think of it as a partnership - because when you win, we win too.

  • Nope! No fine print, no sneaky charges, no surprises.

    Each month, you’ll receive a clear, easy-to-read owner’s report that includes any maintenance charges that came up to keep your home in top shape. If something big pops up—like a repair that can’t wait—you’ll hear from us right away so we can take care of it quickly and responsibly.

    For urgent, guest-affecting issues, our in-house maintenance team or trusted local pros step in immediately to keep the guest experience smooth.

    We believe in full transparency. You should never feel like you’re being kept in the dark or billed for something you didn’t know about. That’s just not how we do business.

  • Easy and on time - just the way it should be.

    We pay our owners monthly via direct deposit, so no waiting around for your earnings. You'll also have access to your private owner’s portal, where you can check your booking revenue anytime you like (perfect for number nerds and casual check-ins alike).

    Each month, you’ll receive a detailed owner’s report with a clear breakdown of every reservation from the prior month. It’s super thorough, but if anything ever needs clarification, we’re just a quick call or email away.

    Because managing your property should be rewarding—and never confusing.

  • No signing in blood here—we promise.

    While we do have a management agreement in place, we don’t believe in trapping anyone in a relationship that’s not working. If you ever need to part ways, all we ask is for a 90-day notice. During that time, we’ll continue managing your reservations and ensure a smooth, stress-free transition.

    Of course, we fully expect you’ll be thrilled with our service—but if not, we make it easy to move on. Because flexibility is part of good hospitality, too.

  • That’s totally up to you! As the homeowner, you decide whether your property is pet-friendly or strictly no-paws-allowed.

    That said, we do gently encourage allowing dogs—many guests travel with their furry companions, and pet-friendly homes tend to attract more bookings. Don’t worry, we have policies in place to ensure pets (and their humans) are respectful of your space.

    But again, your house, your rules. We’re just here to help make it shine—whether it’s with or without wagging tails.

  • Absolutely! Our in-house landscaping team is like a green-thumbed dream squad.

    We handle everything from bi-weekly lawn care and garden TLC to fresh flower delivery and planting that’ll make your property the envy of the neighborhood.

    But wait, there’s more! Mulching, power washing, window washing, gutter cleanouts, fall and spring cleanups, and even snow removal—consider it all done, year-round. We keep your home looking flawless no matter the season, so you can kick back and enjoy the view.

  • Fear not! Every guest is covered by our comprehensive guest insurance policy, which protects your home with up to $10,000 in contents coverage and up to $1,000,000 in liability and structural damage.

    So whether it’s a little makeup on the pillowcases or that oops moment with a broken wine glass, you’re covered—and here’s the best part: it costs you nothing.

    It’s just one of the many perks we offer to give you peace of mind and keep your property protected.

  • Not really! You can easily manage your owner stays through your private portal and plan your visits anytime.

    That said, summer is prime time for rentals—and our busiest, most profitable season—so we ask that you coordinate your summer visits with us to make sure the schedule makes sense for everyone. After all, we don’t make money unless your home is rented, and we want to keep things running smoothly for both you and our guests.

    Outside of those busy months, we encourage you to come enjoy your home as often as you like. Because your getaway should feel like a getaway!
