Step 1: Client & Property Assessment

A thorough consultation to evaluate your property and tailor our services to your specific needs.

1️⃣ Personalized Introduction We don’t do one-size-fits-all. We take the time to meet with you, get to know your property, and walk through your inspection checklist together. It’s the perfect chance to discuss any special requests and explore additional services tailored to your home.

2️⃣ Creating Your Custom Profile You’ll fill out a quick set of documents to help us create a personalized profile for your home. From where the water shut-off is to which brand of TP you love stocked —we keep track of all the important details so everything runs just the way you like it.

3️⃣ Property Walkthrough & Final Questions A detailed walkthrough allows us to identify potential concerns and document special requests. We'll also address any remaining questions to ensure complete clarity.

Our Process

Step 2: Home Watch Inspections

Our inspections are done by our Hospitality Management team and are comprehensive walkthroughs where we cross check everything.

1️⃣ Exterior Assessment We walk the property’s perimeter and keep a close eye on everything outside—A/C units, landscaping, pools, outdoor kitchens, and more. If something’s not right, we catch it before it becomes a bigger issue.

2️⃣ Interior Evaluation Inside the home, we keep an eye out for anything out of place—water leaks, excess humidity, unsecured windows or doors, and signs of pest activity. It’s all about making sure your home stays safe, sound, and exactly how you left it.

3️⃣ Security & Final Checks Before we head out, we take stock of any inventory your home might need—think essentials like paper towels, bath products, detergents, etc.. We make sure the property is locked up tight, the alarm is set, and if needed, the main water valve is shut off. Rest easy—your home’s in good hands.

Our Process

Step 3: Report & Communication

Following each visit, a comprehensive report—including documentation and photos—is sent to you and uploaded to the secure client portal.

1️⃣ Urgent Issue Response For pressing concerns, we contact you immediately. If you're unavailable, we coordinate with either ourin-house maintenance technician or a trusted vendor to promptly address the issue.

2️⃣ Clear and Effective Reporting Our monthly Owner’s Reports keep you totally in the loop. You’ll see exactly what’s going on at your home—from small purchases like lightbulbs and batteries to any upcoming maintenance tasks. It’s a full, transparent recap—no surprises, just good info.

3️⃣ Open Communication Got a question? Need to check in? We’re just a phone call or email away. Whether it’s during business hours or an after-hours emergency, we’re here to keep the line open —no phone tag, no runaround.

  • Interior Checklist:

    Perform a full walkthrough of the home's interior to ensure everything is in good order:

    - Check and log indoor temperature and humidity levels.
    - Look for any signs of mold, mildew, water damage, or pest activity (rodents, insects, etc.).
    - Confirm all doors and windows are fully closed and securely locked.
    - Run all water sources (faucets, showers, garbage disposals) and flush toilets to keep systems active.
    - Inspect the electrical panel for any tripped breakers or issues.
    - Check the A/C handler for frost, drain line clogs, or dirty filters.
    - Examine the water heater for leaks or corrosion.
    - Evaluate any vehicles on the property — ensure batteries are maintained, tire pressure is adequate, and there’s no interior moisture buildup.

  • Exterior Checklist:

    Step outside to review the property's exterior and surrounding features:

    - Inspect the A/C unit for any leaks, debris accumulation, or breaker problems.
    - Assess landscaping conditions — look for overgrowth, dead grass, weeds, or pest nests.
    - Check the pool and equipment to ensure water levels, cleanliness, and circulation systems are functioning well.
    - Examine porch screens for any tears, rips, or worn seals.
    - Do a quick inspection of the dock and any on-site boats.
    - Review the exterior electrical panel for anything unusual.
    - Slowly turn on the main water valve if needed.
    - Collect and secure all mail, packages, and deliveries.

  • Departure Procedures:

    Before leaving the property, make sure everything is prepped for vacancy:

    - Turn off all interior lights.
    - Lock all doors and activate the security system.
    - Shut off the main water supply.
    - Upload a full report with photos for monthly owner’s report.
    - Double-check that all windows are securely closed and locked.
    - Set HVAC systems to appropriate vacancy levels.
    - Do one final sweep to ensure no leaks or damage have occurred.
    - Confirm that exterior gates and entry points are locked and secure.
